The Hotel Njivice project is a proposal for a hotel complex in Njivice, Croatia, aiming to create an attractive, luxurious, and distinctive environment for leisure and holidays. The building is conceived as a place offering a wide range of experiences—from quiet recreation and relaxation to active entertainment and shared moments with family and friends.
To achieve the intended qualities of the design, we focused on creating a seamless and intuitive layout that connects all functions and parts of the hotel. The architectural concept unifies the entire hotel complex—from the landscape and greenery, through the building façades and shared interiors, to the design of the hotel rooms. Guests are thus immersed in a unique and luxurious environment that reflects the natural character of the location.
CONCEPT
Mountains, sea, and terrain—the unique character of the Croatian coastline served as the main inspiration for the architectural concept of the hotel. The sloping site is used in the design to create stepped and divided outdoor spaces, each assigned a specific function.
ARCHITECTURE
The functional concept of the hotel is based on a clear spatial division into representative, recreational, and relaxation zones, naturally defined by the geometry of the building. Each wing accommodates a different function—pool and wellness, restaurant, and conference center—all connected by the central entrance hall.
The building’s form maximizes views of the sea and surrounding greenery while simultaneously separating service areas and parking. It also ensures efficient circulation and operations, supporting smooth staff movement, easy orientation, and overall comfort for guests.
Hotel Njivice – the design follows the existing terrain and meets the height requirements set by the zoning plan and local regulations. The structure is conceived as flexible, allowing adjustments in later phases of the design process. At the same time, it is rational, simple, and cost-efficient, based on a clear structural grid of rooms.

VEGETATION
Each floor is horizontally articulated by cantilevered terraces with rounded cornices that soften the overall geometry of the building. The terraces on the lower levels provide shading for the restaurant, lobby, and pool area. On the upper floors, the terraces serve as private outdoor spaces for hotel guests.
Planters are proposed along the edges of the terraces, allowing greenery to transition vertically from the horizontal landscape into the upper levels of the building. The vegetation is designed to enhance the guests’ experience without obstructing views of the sea and the surrounding landscape. The entire building is deliberately designed with abundant greenery and terraces that follow the contours of the terrain, creating the constant feeling of moving within the local landscape.
WORK FLOW
The hotel’s operation is designed to be clear, smooth, and obstacle-free for arriving visitors, while at the same time offering an attractive experience filled with visually and compositionally strong moments.
The generously designed entrance hall, with waiting areas and a bar, is also simply and directly connected to all key functions of the hotel — the restaurant, access to the second floor, the conference hall, and the entrance to the basement level with the wellness area, pool, and fitness facilities.
The location of the central hall and reception is carefully positioned as the operational core for hotel visitors. In the design process, particular attention was also given to clearly separating service routes, deliveries, and staff operations from areas intended for guests. This ensures that hotel visitors enjoy a comfortable and undisturbed stay.
RESTAURANT
The main restaurant space is located on the ground floor and has a capacity of 600 guests, with the possibility of using an outdoor terrace. The restaurant serves as the primary dining facility for hotel guests. Its space can be divided into smaller independent sections. The restaurant has its own kitchen facilities, which are operationally connected to food storage areas and to a second restaurant facility located on the basement level.
CONFERENCE HALL
The conference hall is designed to operate independently, ensuring that its use does not disturb the rest of the hotel.
WELLNESS
The wellness area is accessed through a separate reception and changing rooms. The interior of the wellness is designed as an indoor landscape, creating intimate corners that enhance a sense of calm and relaxation. The space includes a relaxation zone, a bar, saunas with views, a jacuzzi, and an outdoor relaxation area. The wellness area is also directly connected to the indoor swimming pool.
FITNESS
Near the indoor pool, above the wellness area, there is also a fitness facility that allows for full-scale training. The fitness area includes smaller changing rooms, a space for outdoor workouts, and an exercise studio.
KIDS CLUB
On the second floor, directly connected to the entrance hall, there is a zone dedicated to children and teenagers of various age groups. Several rooms are designed to accommodate both play areas for the youngest children and spaces for older children equipped with media and computer facilities. This area also has access to outdoor spaces on the rooftop terrace.
PARKING
The hotel complex uses the existing access from Primorska cesta Street. From this connection, an access road leads to the hotel itself and to the parking area for guests. A second connection from the same road leads to the bus parking area and to the service entrance for hotel deliveries. The main access road leads directly to the central entrance hall with the reception. This arrival area at the hotel reception is partially covered, allowing convenient drop-off for both private cars and buses.
Several options for the central parking solution were examined: as a standalone underground structure with sports facilities on the roof, as a combination of partially surface and partially underground parking, or as an underground parking facility directly connected to Hotel Njivice. Each of the considered parking solutions meets the required capacity of 355 visitor parking spaces, 10 staff spaces, and 6 parking spaces for buses.
