V LUKÁCH DVŮR KRÁLOVÉ NAD LABEM

URBAN SOLUTION
The main aim of the design is to connect the area with the surrounding landscape, the city, and the Zboží municipality in such a way that the new neighborhood attracts not only residents but also visitors. 
The typology of the development is based on the topography of the terrain, connection to the surroundings, and the possibility of phased construction. The development gradually becomes less dense from northwest to southeast, altering the typological composition.
The density of the development increases gradually in a certain direction, as is customary in typical Czech Republic village structures. The development intensifies away from the main regional road, as indicated in the diagrams further in the article.

 

PUBLIC SPACES
The ratio of public to private space is 72/28%. This proven proportion, historically verified many times, ensures an optimal extent of public spaces in settlements of similar size and type.
The public space area is evenly distributed throughout the core of the area to ensure accessibility for all residents of the proposed new neighborhood. One of the public spaces is also planned to accommodate a kindergarten with its own outdoor facilities.
The public spaces accentuate and enhance the value of the area through their location, design, and form. All three aspects were carefully considered during the design process to ensure that residents feel safe and comfortable in these areas.
