NOVÁ PÍSEČNICE

The Nová Písečnice residential development in Strážnice is designed as a clear and operationally efficient structure that combines calm residential living with adjacent public amenities, while maintaining permeability through the area and a clear separation between public and private spaces.

CONCEPT

The design is developed with regard to the requirements of contemporary housing. A key element is the connecting road that runs through the site, which is designed so that it does not restrict or disturb the residents.

Public space is integrated into the development. It is also placed within residual areas that, due to their shape and location, do not offer other suitable uses. Within the public spaces, we propose children’s playgrounds, benches, and a park.

The development is designed in accordance with the local zoning plan and the urban study. We maintain the height line of the surrounding buildings and incorporate elements of civic amenities into the proposal, including a designated area for retail.

ARCHITECTURE

The houses are designed with a unified architectural character. Individual floors are differentiated through materials and colors, visually reducing the building volume and enhancing the readability of the composition.

Double-leaf windows are oriented toward the street, bringing daylight into the rooms facing it while maintaining a suitable level of privacy in the interior.

Each plot is divided into three parts. The forecourt forms the public zone in front of the house. Here we propose a sufficiently long driveway from the street to the garage, which also allows for temporary parking.

The middle section is occupied by the house itself. The building defines the street frontage and separates the public portion of the plot from the private area. The rear part of the plot is left as a private space, with its layout determined by the tenants or owners.

INTERIOR

The interior is left to the discretion of the owners or tenants. Visualizations are understood as one possible interpretation. Functions are typically distributed across the different floors.

On the ground floor, we plan for both representative and functional spaces, including the living room, kitchen, and supplementary technical rooms. The second floor is designated for private living areas, primarily bedrooms, children’s rooms, and a possible study.

In this interior variant, we use light-colored materials throughout, with darker materials applied locally to create accents within the space.
