HOLÍN NEIGHBOURHOOD - JIČÍN
The project develops the Holín suburb in Jičín, connecting to the existing urban structure. We propose a local center with amenities for both residents and the wider area. The design improves connections between previously separated parts of the town, the surrounding landscape, and future development areas.
HIERARCHY OF PUBLIC SPACES
The urban design is based on a clear hierarchy of the site and public spaces, ensuring an organized layout and easy orientation. The main spatial axes are designed to support natural pedestrian movement and the efficient servicing of individual plots.
Public spaces are sized according to their intended function. We design both quiet parks and lively squares, creating a diverse and vibrant urban structure.
Key elements of the project include the hierarchy of public spaces, access and servicing of plots, and the design of areas that support a functional urban environment. The plan follows the existing street network while also linking the urban setting with the surrounding natural and landscape features of Jičín.
The site is planned in three development phases. Each phase connects to the existing street network, includes key functional elements, and corresponds to the property ownership arrangements within the area.
The area combines several types of residential development, promoting diversity and clarity within the urban structure. Family houses are placed along the edges of the site, while row houses and apartment buildings are concentrated toward the center of the site and in the direction of Jičín city center.
The system of public spaces runs throughout the entire site, connecting to the surrounding landscape as well as to existing public areas in the town. The green spaces also create pedestrian links to the broader landscape, integrating the city with its natural surroundings.
The design incorporates water features to manage rainwater, increasing retention on the site. Children’s playgrounds and play areas are located within safe zones, minimizing conflicts with motorized traffic.
